ABOUT THE PROJECT

Luxury Attic Apartments in a House with Historic Charm in Prague-Nusle
 

Four brand-new apartments are being created in the existing historic building on Bartoškova Street, carefully integrated into the original attic space. Three of them will be maisonettes. The project combines classical architecture with modern living – with an emphasis on high-quality materials, elevated standards, thoughtful layouts, original features, and respect for the character of the building.

The development includes the renovation of common areas, a new lift, repairs to the façade and roof, new electrical wiring throughout the building, newly built cellar storage units, and a modern entry system with video intercom.

These new attic apartments will offer comfort without compromise – featuring modern technology, plenty of natural light, and an atmosphere naturally embedded in the fabric of the building, whose original spirit has been carefully preserved. The expected completion date of the project is spring 2026.

Flooring

Three-layered engineered wood flooring by Rock Parkett, made from European oak will be installed throughout all living areas. The planks will be fully and laid in a herringbone pattern.
The brushed surface enhances the natural wood grain. The flooring is suitable for underfloor heating, treated with a natural oil finish, and allows for local repairs and renovation.

Windows

The apartments will be fitted with white wooden Euro-windows in accordance with heritage conservation requirements.
Terraces will be accessed via threshold-free sliding doors, providing a seamless connection between interior and exterior spaces.
Attic spaces will be illuminated by Velux roof windows and bespoke studio windows, specifically designed to meet the conditions set by heritage authorities.

The windows meet high standards for both thermal and acoustic insulation.

Interior Doors

The apartments will feature flush interior doors by PRÜM with a high-quality lacquered finish.
The doors will be fitted with magnetic locks and designer handles by MT.
The overall design reflects a minimalist and timeless interior style.

Entrance Door

The entrance doors to the apartments will be security and fire-rated doors, designed in accordance with heritage protection requirements.

On the exterior side, they will feature a panelled relief with a faux wood grain finish, reflecting the design of the original doors on the lower floors. On the interior side, they will have a smooth surface with a matte multilayer lacquer finish, harmonising with the modern interior design.

Video Intercom

Each apartment is equipped with a video intercom as part of the Legrand Bticino entry system. It enables visitor display, communication, and convenient remote door unlocking. The system provides an enhanced level of comfort and security.

A new roof covering made of clay tiles will be installed, complemented by standing seam metal sheets in a burnt brick shade, new flashing, and newly built terraces as part of the attic conversion.

A brand-new modern lift with a steel support structure clad in glass will be installed through openings made in the stairway landings, providing direct access to each flat (not at mezzanine level) and extending down to the cellar.

Renovation of Common Areas

The renovation of common areas includes the refurbishment of stair treads, railings, wall painting, restoration of the terrazzo flooring, and ceramic skirting tiles. It also involves the refurbishment of original windows and double-leaf doors, including the addition of glass panels in keeping with the original decorative style. Gas risers will be elegantly concealed in perforated metal covers.

Façade Renovation

The façade renovation includes surface unification, a new coat of paint, anti-graffiti protection, and the refurbishment of the entrance door and staircase, including new stone tiling on the landing.

New Electrical Wiring in the Building

The renovation of the common areas also includes completely new electrical installations for both high-voltage and low-voltage systems, including new switchboards compliant with current standards. Electricity meters will now be accessible from the ground floor for convenient readings.
The installation also includes wiring for data networks and doorbell systems.
